Warranty
Subject to the limitations set forth below, Finest Finish Painting and Drywall (the “Contractor”) provides a guaranteed warranty to cover paint and drywall deficiencies resulting from defective workmanship. This warranty is discussed with clients during the site consultation.
To be eligible for this warranty, all conditions specified in the contract must be met, and the limitations detailed below apply.
For this warranty to be valid, you must:
- Retain a signed copy of the original contract.
- Pay the entirety of the final invoice balance, including GST.
- Make the property accessible to the Contractor, or their employees, to perform the tasks required to complete the job as agreed upon in the contract.
- Any work where the Contractor did not supply the paint or other varnished surfaces made of, or containing, galvanized metals.
- Repairs to any surface that, by virtue of its design, permits moisture to collect. Surfaces include, but are not limited to, decks, railings, stairs, porches, roofs, and wood.
- Exact paint matches, as environmental conditions will affect the color and finish of all paints over time.
- Any repairs required as a result of a defect in the paint, regardless of whether the paint was supplied by the Contractor or not.
- Bleeding caused by knots or rust.
- Cracks in drywall or plaster not installed by Finest Finish.
- Peeling, blistering, or chipping where they are caused by:
- Peeling of layers of paint existing prior to the work performed by the Contractor.
- Structural settling or moisture content of the substrate.
- Abrasion, mechanical damage, abrasive cleaning, abuse, or damage resulting from the use of chemicals or cleaning agents or exposure to harmful solids, liquids, or gases.
- Damage or defects caused in whole or in part by reason of fire, explosion, flood, acts of God, extreme weather conditions, misuse, alterations, abuse, vandalism, negligence, or any other similar causes beyond the Contractor’s control.
Drywall
1. Splitting or Cracking Due to Structural Dependency
Drywall is a structural product; however, it is non-load-bearing and its long-term performance depends entirely on the stability of the underlying framing, substrates, and environmental conditions.
This warranty does not cover splitting, cracking, or related failures caused by factors outside of the drywall itself.
Examples include (but are not limited to):
- Framing movement: shrinkage, warping, bowing, twisting, or deflection of lumber or steel studs.
- Foundation settling: natural or excessive settling of the building or slab.
- Truss uplift / roof deflection: structural movement that separates ceilings from walls.
- Moisture infiltration: leaks, vapor barrier failures, or condensation within wall/ceiling cavities.
- Improper original construction: undersized studs, improper fastener spacing, or inadequate support of substrates.
Drywall can only perform as well as the structure it is secured to. Movement in the underlying structure is outside the control of Finest Finish and voids this warranty.
2. Pre-existing Drywall Deficiencies
This warranty excludes repairs or remediation of drywall or plaster surfaces not installed by Finest Finish. Work performed over defective or unstable existing substrates cannot be guaranteed.
Examples include:
- Poorly finished seams, joints, or taping from previous contractors.
- Uneven or bulging walls from misaligned framing or poor installation.
- Surfaces contaminated with oil-based paints, wallpaper adhesive, dust, grease, or other coatings that compromise adhesion.
- Existing cracks, screw pops, or delaminated tape.
Work performed in these cases is classified as remedial improvement only, not warrantied correction.
3. Mud and Taping Failures (Substrate Instability)
The performance of mud and tape depends on the integrity of the underlying Sheetrock installation. Finest Finish is not liable for cracking, splitting, or failure of tape/mud applied over improperly installed or unstable drywall.
Examples include:
- Boards not properly fastened (loose screws, missed studs, insufficient adhesive).
- Oversized gaps between boards.
- Prior taping compounds that were lifting, bubbling, or improperly bedded.
- Surfaces exposed to high moisture prior to refinishing.
If the foundation is unstable, the finishing system cannot perform as designed.
4. Worksite Climate & Environmental Conditions
Drywall is highly sensitive to environmental conditions. This warranty does not cover damage caused by unstable climate conditions during or after installation.
Examples include:
- High humidity or condensation caused by inadequate insulation or ventilation.
- Drafts or single-pane windows causing rapid expansion/contraction.
- Inactive HVAC systems (power outages, heating/cooling shutdowns) resulting in extreme temperature swings.
- Rapid climate changes that cause drywall or framing to expand/contract.
The client is responsible for maintaining stable indoor temperature and humidity throughout and after the project. Warranty coverage does not extend to climate-related failures.
5. Heavy Construction & Ground Movement
Cracks or other defects caused by external ground or structural movement are excluded from warranty.
Examples include:
- Nearby construction (blasting, drilling, heavy equipment).
- Seismic activity or vibrations.
- Soil shifting, erosion, or improper foundation work.
6. Environmental or External Factors
Damage caused by external events is not covered under this warranty.
Examples include:
- Fire, flood, explosion, or severe weather.
- Water leaks from plumbing, roofing, or appliances.
- Accidents, vandalism, or negligence.
- Unauthorized alterations or modifications after our work.
7. Surface Preparation & Adhesion Issues
Where substrates were unstable or improperly prepared prior to our work, adhesion failures are excluded.
Examples include:
- Separation of old paint layers beneath new coatings.
- Adhesion failure due to wallpaper residue or oil-based coatings.
- Dust, grease, or moisture contamination not caused by Finest Finish.
8. Settlement & Shrinkage
Cracks resulting from natural building settlement or shrinkage of lumber/framing are not covered.
These are inherent characteristics of all buildings as they age and are outside the contractor’s control.
9. Subsequent Work After Completion
Any drilling, cutting, or alterations performed after our work voids this warranty.
Examples include:
- Installation of shelves, TV mounts, fixtures, or cabinetry.
- Electrical, plumbing, or HVAC penetrations.
- Trades or homeowners damaging the finished surface.
10. Limit of Liability
- Warranty coverage applies only to workmanship performed by Finest Finish under the written scope of work.
- No verbal promises, personal expectations, or subjective aesthetic standards beyond industry norms (Painters and Decorators Association of BC, 5-foot inspection rule) are binding.
- Liability is strictly limited to direct repair of our warranted work. No consequential, indirect, or third-party damages are covered
- Subsequent Work:
- Any work performed on the drywall after the completion of the Contractor’s work that involves drilling, cutting, or modifying the drywall surface will void this warranty. This includes installations of new electrical wiring, plumbing, or other mechanical systems that penetrate the drywall.
- To initiate a warranty claim, the client must contact Finest Finish Painting & Drywall with details of the issue. If the claim is found to be valid under the terms of this warranty, arrangements will be made to proceed with the necessary repairs.
