What are popcorn ceilings?

Also called acoustic ceilings, stucco or, perhaps the most descriptive, cottage cheese ceilings, popcorn ceilings were popular in Victoria, B.C. in the 1950s and ’60s as a way to dampen sound and resist fire. They were usually sprayed on and their bumpy surface effectively masked any imperfections, making them quick and easy to apply.

The texture was produced by mixing asbestos into plaster which was then sprayed on or applied by hand. Asbestos was banned in Canada in 1979, but some continued to find its way into building materials until the ’90s. If your home was built before this, — certainly up until the mid-’80s — your popcorn ceilings are likely to contain asbestos. Popcorn ceilings of this generation generally contain between 1 to 10 percent asbestos. More modern popcorn ceilings contain paper material to create the texture. There is no way to assess if your popcorn ceiling contains asbestos just by looking at it. A sample needs to be tested to know if the texture is made of asbestos or some other material. While we do not offer asbestos sampling and removal, we can make a recommendation of who you may hire.

Why remove a popcorn ceiling?

Removing old popcorn ceilings will have a dramatic effect on your entire home, including:

• Increasing your home’s value: Victoria home buyers are looking for a space that feels clean and bright. Transitioning from a popcorn to flat ceiling can yield as much as a 2-3X return on the cost of the renovation process if you plan to sell your home.

• Creating a modern, bright space: Modern design embraces clean lines and smooth surfaces that reflect light. Even if the rest of your home is contemporary, a popcorn ceiling will seem oppressive and dated.

How to remove popcorn ceilings

Popcorn ceiling removal is a messy and challenging task. We take all the necessary steps to make sure it is done safely, protecting your furniture and belongings with a minimum of mess, using double filtration systems to keep dust contained. The basic procedure is as follows:

❶ Recommendation is made to the client to have a third-party contractor test for asbestos. In the event that the test is positive, a certified removal company will undertake the demolition aspect. If negative, we can proceed immediately. We highly recommend North West Environmental Group (250-384-9695) for reliability and professionalism when it comes to testing.

❷ Preparation: Protect floors with impact and tear resistant flooring protection. Protect walls, furnishings and any possessions with plastic sheeting; remove fixtures, cover vents; turn off HVAC system to the area, set up dehumidifiers, air scrubbers and polymer work stations where necessary.

❸ If the textured is unpainted, the ceiling will be carefully scraped, avoiding damage to the surface underneath.

❹ We apply four coats of mud, and in some cases five, to bring the surface to a level 5 finish. This creates a perfectly uniform surface free of imperfections.

❺ We then do a final checkout to fill any remaining deficiencies. Followed by a coat of primer, additional deficiency check and two coats of premium ultra-flat paint.

❻ Finally, clean up commences – includes sweeping, vacuuming and mopping.

We're repeat customers of Finest Finish, after the team did a beautiful job of painting the interior of our home in 2021. This time, Dylan and Colten removed the popcorn ceiling throughout our townhouse, resulting in high quality, beautifully smooth and painted ceilings, with new pot lights installed by a recommended electrician.
