What we found: The existing floor/ceiling assembly had zero acoustic treatment. Original fir joists. Single layer of subfloor above. Single layer of drywall below. STC and IIC ratings were effectively in the low 30s — barely better than an open room.

What we did:

  • Rebuilt the floor joist assembly with acoustic isolation in mind
  • Installed resilient sound isolation clips (not standard resilient channels — clips provide superior decoupling in older joist bays)
  • Added two layers of 5/8″ Type X drywall to the ceiling assembly with Green Glue between layers
  • Filled joist bays with Roxul Safe’n’Sound mineral wool (full depth, properly fitted — not compressed)
  • Installed mass-loaded vinyl (MLV) barrier above the subfloor before new flooring
  • Sealed every penetration — plumbing, electrical, HVAC — with acoustic sealant and putty pads

Result: Achieved STC 52 and IIC 51 — both Class II ratings. Footstep noise from above reduced from clearly audible to virtually imperceptible. Airborne sound (conversation at normal volume) no longer intelligible through the assembly. Tenant and owner relationship restored. No strata complaints since completion.

Condo Soundproofing — Shared Wall Assembly, Oak Bay Avenue Area

The problem: A ground-floor Oak Bay condo owner could hear her neighbour’s TV, conversations, and music through their shared party wall. The building was constructed in the early 1980s with single-layer drywall on each side of the party wall — STC in the mid-30s. Strata had received multiple noise complaints. Mediation had failed. The solution had to be structural.

What we did:

  • Removed existing drywall on the affected unit’s side of the party wall
  • Installed staggered resilient sound isolation clips on new furring strips (not attached to existing studs — fully decoupled)
  • Added Roxul Safe’n’Sound to the existing cavity through access points where possible
  • Installed two layers of 5/8″ drywall with Green Glue between layers
  • Sealed all electrical outlets with putty pads and acoustic sealant
  • Sealed perimeter with non-hardening acoustic sealant (not standard caulk)
  • Finished to Level 5 smooth — invisible from the existing wall

Result: Achieved STC 54 on the treated assembly — up from an estimated STC 36. Normal conversation from the adjacent unit no longer audible. TV at standard volume reduced to barely perceptible. Strata noise complaints resolved. Unit owner reported sleeping through the night for the first time in two years.

Floor Joist Rebuild — Eliminating Squeak and Impact Transmission

The problem: An Oak Bay homeowner with a two-storey character home. The original fir floor joists had dried and shrunk over 70 years, creating significant squeak and movement in the subfloor system. Every footstep on the main floor was audible — and felt — in the rooms below. A basement suite was planned, making this a critical issue to resolve before finishing.

  • Added two layers of 5/8″ drywall with Green Glue to ceiling
  • Filled joist bays completely with Roxul Safe’n’Sound
  • Installed MLV above new subfloor layer before finished flooring

Result: Squeak eliminated entirely. IIC rating achieved: Class II (IIC 52). Footstep impact noise reduced from clearly audible structural vibration to imperceptible. Basement suite finished with confidence that acoustic performance meets BC Building Code requirements for suite separation.
